One North Terrace
One North Terrace is a boutique hotel located on a rocky outcrop overlooking the working Port of Burnie. The project accommodates 30 rooms across a range of configurations, including double rooms, king and queen apartments and accessible suites.
The design responds directly to its coastal setting, drawing cues from the earth and the ocean. Three habitable levels sit above an open carpark, making efficient use of a tight site while ensuring each room enjoys a north‑facing outlook toward Bass Strait. Limited openings to the eastern façade provide protection from prevailing weather and port noise, balancing outlook with comfort.
Reflecting ARTAS’ focus on clarity and restraint under real‑world constraints, the project combines robust construction with careful calibration of form, material and opening. A façade of painted precast concrete panels establishes a strong presence while remaining responsive to budget limitations. Internally, light timber joinery and soft grey finishes are accented with ocean blue and burnt orange. Locally sourced elements, including Waverley Mills throws and historical imagery of Burnie, introduce warmth and a strong sense of connection to place.
